Within a couple of minutes from the drone taking off, we knew we had to incorporate a rooftop terrace. The rooftop would secure northern ocean views directly off stunning Moffat beach.

The clients required a full-sized home on what could be classified as a modest allotment. The 10m width ensured the layout remained “single depth”, capturing cool ocean breezes while enjoying natural light from both sides. The ground level would maximise its northern exposure accommodating the in-ground pool followed by the main living zones, dining and kitchen, butlers pantry, Ldy/mudroom, along with a fully appointed long stay guest suite. A covered breezeway, come surfboard storage room connects the lower living to the triple car garage.

For the most efficient use of available space, the upper level was positioned directly over the lower, wall on wall. The master suite is located to the north overlooking the in-ground pool below along with ocean glimpses. The master suite opens out onto an expandable retreat/media zone from which one can head up to the rooftop terrace or kick back on the built-in daybed.

 

A centrally located staircase within a generous void connects both levels, adding a sense of volume to the home. The southern portion of the upper level accommodates the secondary bedrooms along with the homes main bathroom and powder room. A supersized multi-purpose room sits directly above the triple car garage offering the owners a great degree of flexibility with its current and future use.

The detailing has been carefully executed throughout, setting the home apart from the mainstream and is a credit to the builder. This full sized home makes the most of its site to capture ocean breezes and views while maintaining privacy from adjoining properties.
